Project initiative: First hotel in Austria built with straw bales:

 

Currently, EB Hotel Tourism Consulting & Management is working in collaboration with strategic partners on the search for a location and subsequent development, planning and realization of the first hotel in Austria to be built using straw bales. Ideally, this will be the first step in the medium and long-term plan to create a consciously sustainable mid-sized hotel chain with unique USPs. Hotels built using straw bale construction will provide concrete and environmentally conscious impulses as well as lifecycle-oriented contributions to a greener hospitality industry.

 

With a hotel built using straw bales, our goal is to create an innovative, resource-saving and ecologically valuable zero-energy project. We aim to make an honestly sustainable impact and contribution to the national and international hospitality industry. Broad sustainability, the integration of the Cradle-to-Cradle concept, regional value creation and above-average profitability are some of the essential success factors in the concept.

In the microcosm of a hotel built using straw bale construction, the room climate, living experience, and guest recovery effect are elevated to a new dimension in the hospitality industry. The first hotel in Europe built using straw bale construction is the award-winning Maya Boutique Hôtel & Spa in the Swiss Valais, which has had consistently high guest satisfaction and extremely positive feedback for years.

 

Straw bale construction is not only suitable for new construction but also for the renovation and expansion of hotels and other buildings. The straw bale construction method is certified in Austria and meets all building regulatory requirements and provisions.

EXCERPTS OF COMPLETED MANDATES:

 

Austria: Südbahnhotel Semmering

Owner representative & Sales of property:

 

From October 2015 until the end of 2021, Edgar Bauer served as the owner's representative for the former owner of the legendary and historical Südbahnhotel Semmering in Austria. On behalf of the owner and in close coordination, Bauer was the point of contact on site for the most important matters related to the Südbahnhotel Semmering, with the main task of strengthening the Südbahnhotel Semmering brand and selling this unique property to an appreciative investor, among others.

As part of this, Bauer was also responsible for the "gentle use" of this very historically significant Austrian hotel icon, which had been closed as a hotel since 1976, including hand-picked private events, selected film and other productions, and during several summer weeks from 2017 to 2021, the use of parts of the Südbahnhotel Semmering by the Kultur.Sommer.Semmering under the direction of Florian Krumpöck.

 

In early 2022, a company of the Christian Zeller Private Foundation acquired the Südbahnhotel Semmering and Bauer accompanied this transfer and the resulting change process for several months.

 

Luxemburg: Grünewald Mixed-use-Project, Kirchberg

Hotel expert, evaluation of hotel market & pre-jury member:

 

In the period from October 2016 to early 2020, EB Hotel Tourismus Consulting & Management was commissioned by the Luxembourg FOND KIRCHBERG for their flagship project "Grünewald Mixed-use" as a hotel expert with the following services:

 

  • Evaluation of the Luxembourg hotel market
  • Ongoing accompanying consultation of this innovative project regarding the conception and feasibility of integrating a hotel with around 200 rooms and corresponding infrastructure
  • Pre-jury member including involvement in the conception of the public tender documents for investors and hotel operators.

Mixed use refers to the mixed use of a building as a hotel, apartments, offices, and retail space with approximately 22,600 square meters of gross floor area. The lighthouse character of this innovative project is derived from the strong inspiration by the principles of Cradle to Cradle (C2C), the always co-creative process of project development and the demand for connectivity of the project to the existing city, landscape and surrounding neighborhoods. This creates a central space for various communities and uses while highlighting agricultural production as an experience and attraction.

 

Not least thanks to the lead architect, William McDonough, co-founder of the Cradle to Cradle approach, an approach to a consistent and comprehensive circular economy, this flagship project includes concrete steps towards 100% renewable energy, increased biodiversity, positive water balance, the health safety of materials, human and ecological well-being, as well as design for disassembly and recycling. These aspects were also essential and had to be considered during the conception and feasibility of the hotel areas of this project and they will be key factors for success. The Grünewald District will be an inspiration for the future of cities and agribusiness, as well as a model for circular design and thinking.

 

Austria: Various consulting mandates for hotels, for example in Baden near Vienna, Kirchberg in Tyrol, Radstadt, Bad Hofgastein and Bad Gastein:

 

Here, the services we provided ranged from comprehensive hotel evaluations and analyses to supporting change management processes and conducting mystery checks.

 

Austria: Property transactions:

 

As part of our specific consulting activities, we were able to accompany and successfully mediate several property transactions.
